RSA provided comprehensive mechanical and electrical design services for Elizabeth Place, a mixed-use development located in downtown Anchorage. The four-story building features 50 residential units—including studio, one-bedroom, and two-bedroom apartments—along with ground-level retail space.

Mechanical Design:
Each apartment is served by its own high-efficiency gas furnace, while a centralized ventilation system delivers dedicated outside air and exhaust with heat recovery. Domestic hot water is generated by a central high-efficiency gas water heating system, designed for energy efficiency and ease of maintenance.
Electrical Design:
The electrical scope included high-efficiency LED lighting for both interior and exterior spaces, as well as systems for power distribution, telecommunications, IP-based surveillance, door access control, addressable fire alarm and smoke detection, tenant intercom, area of refuge, and cable/telephone infrastructure. A rooftop Class B solar photovoltaic (PV) system supplements the building’s energy use, providing power for heating, ventilation, exterior and common-area lighting, and general building operations. The PV system is expected to offset approximately 5% of the total building energy consumption.
