Full MEP design for a four-story mixed-use development with energy-efficient systems and rooftop solar in downtown Anchorage.

Mechanical and Electrical Engineering Design for Urban Mixed-Use Facility

RSA provided comprehensive mechanical and electrical design services for Elizabeth Place, a mixed-use development located in downtown Anchorage. The four-story building features 50 residential units—including studio, one-bedroom, and two-bedroom apartments—along with ground-level retail space.

RSA provided comprehensive mechanical and electrical design services for Elizabeth Place, a mixed-use development located in downtown Anchorage. The four-story building features 50 residential units—including studio, one-bedroom, and two-bedroom apartments—along with ground-level retail space.

Mechanical Design:
Each apartment is served by its own high-efficiency gas furnace, while a centralized ventilation system delivers dedicated outside air and exhaust with heat recovery. Domestic hot water is generated by a central high-efficiency gas water heating system, designed for energy efficiency and ease of maintenance.

Electrical Design:
The electrical scope included high-efficiency LED lighting for both interior and exterior spaces, as well as systems for power distribution, telecommunications, IP-based surveillance, door access control, addressable fire alarm and smoke detection, tenant intercom, area of refuge, and cable/telephone infrastructure. A rooftop Class B solar photovoltaic (PV) system supplements the building’s energy use, providing power for heating, ventilation, exterior and common-area lighting, and general building operations. The PV system is expected to offset approximately 5% of the total building energy consumption.

Elizabeth Place reflects RSA’s commitment to energy-efficient design and integrated systems that support sustainable, community-focused housing solutions.

Rooftop Solar Photovoltaic (PV) System

The system provides power for critical building operations—including heating, ventilation, exterior and common-area lighting—and contributes to reduced utility costs. It is engineered to offset approximately 5% of the building’s total energy consumption.

High-Efficiency Gas Furnaces

Each residential unit at Elizabeth Place is equipped with its own high-efficiency gas furnace, providing independent temperature control and enhanced occupant comfort. This decentralized heating approach reduces energy waste by allowing tenants to heat their spaces as needed, while also simplifying system maintenance and improving overall reliability.
